Costa Ballfields Renovation Project

The Costa Ballfields Renovation Project included a new Concessions Building, a new Restroom Building, an expansion to the existing Storage Building, and new concrete paving and landscaping throughout the spectator's areas within the complex. A new field lighting system was also installed for the complex.

J. S. West New Office Building

This project includes the corporate headquarters of JS West, a local agricultural related company. The 9,200sf structure is composed mainly of concrete block exterior walls to alleviate the noise from the adjacent railroad. The 'nouveau industrial' style reinterprets the 1900's style of the century old 9th Street industrial area in which the project is located. The curved facade is a 3-dimensional interpretation of the JS West Corporate Logo, which is also incorporated throughout the interior design motifs.

Wells Fargo Bank, Modesto

At their Downtown Modesto branch, Wells Fargo came to Pacific Design Associates looking to revamp the exterior of their building. The existing canopy over the main entrance was modified to allow more light into the bank and create a more inviting entrance. The canopy over the street-side ATM was also modified to reflect the changes at the entrance. Sun shades, exterior paint, and new wall tile completed the exterior renovation project.

Piranha Foods Office Design

The Piranha Foods Produce Facility includes a 7,500sf wood structure attached to the company's concrete warehouse that is reminiscent of San Francisco's market place in 1890. Pacific Design Associates provided Design Services to the Client who desired a more attractive appearance than they had received from the Engineer/Architect of Record.

Galletto Ristorante

Our primary goal was to transform the bank into a restaurant according to the vision of the owners. In accomplishing these goals, we also intended to reclaim the historical integrity and beauty of the original building. The design concept emphasized retaining as much of the original structure as possible, while eliminating all evidence of the previous attempts at modernization. The basement vault was to become a private dining room, the first floor vault and back office area would serve as the kitchen, and the main lobby was to become the dining room and bar. A three-level addition was designed to provide a banquet area seating 80 patrons, a wine cellar with a 3,500 bottle capacity, full restroom facilities, an elevator for complete building accessibility and an expanded kitchen to meet the needs of a multi-use restaurant.

Del Rio Country Club

The 29,000sf facility developed for the Del Rio Country Club houses the Club's Pro Shop, Lockers, Administration & Offices, Bar, Banquet Room, and Commercial Kitchen. Also included is the 21,000sf basement which houses Cart & Bag storage areas, dry storage & additional cold storage for the Kitchen, Maintenance Offices, and Utility System spaces. The new facility will also replace the adjacent tennis building which houses Lounge Areas, Lockers, and Offices for the tennis professional. The design takes advantage of the natural sloping land to provide magnificent vistas of the three nine-hole courses and the practice green.

Greer Profissional Offices

The 7,575 sf building is the first of four phases in a commercial business park located in Escalon, California. The extended height of the structure allowed for dramatic 14’ high ceilings in the interior spaces. Copper roofing on the arched elements will eventually turn a dark olive brown enhancing further the exterior colors. The main building walls are recessed from the overhanging metal canopies allowing for more window areas for each office while maintaining the maximized energy requirements. Small corner patios occur at each of the compass points allowing the staff to quickly utilize both the interior and exterior during the work day.

Orthomed Center - Modesto

OrthoMed Medical Office Building was developed by an orthopedic surgery group. The firm's office occupies the first floor with Reception, Business Offices, Three Exam Suites, X-Ray and MRI Suites, and related support areas. Each Exam Suite includes Exam Rooms, Nurses' Station and Personal Office for the Surgeon. The second floor includes an Orthopedic Brace Company, a Therapy / Rehabilitation Office, a common Conference Room and a Surgery Suite. The surgery suite includes two Surgical Rooms, Clean Rooms, Preparation Area, Recovery Area and relative Waiting Area. The OrthoMed Medical Facilities project was completed with a construction budget of $3.92 million dollars.

The design is based upon the clean contemporary lines interpreting historical architectural images. The contemporary exterior emphasizes the patient porte-cochere and vertical circulation elements and is enhanced with striking reflective glass, setting the stage for the complementary colors of mocha walls, brick red columns and bronzed roofing.

1020 Tenth Street

Recalling the 1920's style of buildings on narrow 25-foot wide downtown lots, the redevelopment firm, Civic Partners of Modesto, directed the Architect to create "Three Buildings in One Design" for the 1020 Tenth Street Project. The result was a three story steel braced framed structure comprised mainly of leasable office space. One restaurant space is located on the first floor near the 1010 Tenth Street inner plaza.

New Construction for a local tractor service company in Stockton, CA, this 26,601sf concrete tilt-up structure includes areas for Sales Staff, Offices, Parts, and Tractor Service. This project also required the development of the surrounding site.

Manteca Commerce Center

Developed as a large industrial complex, the Manteca Commerce Center contains 7 distinct Buildings. Each building has numerous tenant spaces available as either individual spaces or larger grouped configurations depending on the needs of each possible tenant. This was the first of three planned phases of work, though the second and third phases have yet to begin.

Dale Road Commercial Park

The Dale Road Professional Park includes four building pads, three of which are complete. The completed buildings house an optometrist, a realty firm, a dentist, and an insurance firm, and a mortgage company. The first building is 5,400sf the second is 6,400sf and the third is 9,500 sf. The fourth building is yet to be defined for the maximum 7,500sf pad. A simple rectangular box with limited ornamentation allowed the construction costs to be maintained throughout the explosive cost increases of the past few years. The window sizes change with each building to reflect the professional occupation of each tenant; few windows for the optometrist, shortened windows for the dentist and maximum windows for the remaining tenants. Vision-obscuring curved walls enhance the landscaping while providing a valuable service at the dental office whose clients are reclining. Bronze metal covered pediments and colonnaded porticos denote the entry to each tenant space. The arch is reflected in the floor plan at narrow end of each building with window bays.

John Thurman Field Renovations

Multiple projects completed for the City of Modesto and the Modesto A's / Modesto Nuts.

  • New shade structure over the Picnic Area near the East Entrance and Visitor's Bullpen in 2009.
  • Two Viewing Decks for large groups constructed above the concourse, adjacent to the Press Box in 2009.
  • Press box for announcers and news media and two VIP suites for 24 fans in 1998.
  • Seating for 4,000, new clubhouses, offices, concession stands in 1996. Consultants to L.D. Astorino, Ltd.

John Thurman Field is owned by the City of Modesto and is the home of the Modesto Nuts Baseball Team. The sports facility was completely renovated in 1997 in a fast track method utilizing local contractors to provide the construction as soon as each phase of the design documents was completed. The combined design and construction schedule took less than nine months. The field was redesigned for a more intimate atmosphere with the box seating very close to the field. The existing clubhouse was remodeled for the visiting team, and a new clubhouse was built for the home team. New concession stands, rest rooms and administrative offices were also built at the same time. The location and open walkways take advantage of the views overlooking the No. 9 tee and No. 8 green of the adjacent golf course.

Lincoln Crossings Center

Lincoln Crossings, a large shopping center in Lincoln, CA, was developed as many separate parcels. The center included a few staple stores surrounded by other smaller venders. Pacific Design Associates was contracted by the owner of a specific parcel to develop four distinct buildings on their site; Medical Offices, Retail mall, Oil Change & Lube facility, and a Drive-Thru Car Wash. As part of the agreement, our designs had to match the overall design scheme developed by the lead Architect & Developer for the Center. Our four buildings were developed to match the distinct design style that had already been established.

Stanislaus County Agricultural Center

"A Country Farm Grown Up" is the theme of the governing design concept for the Stanislaus County Agricultural Center. Stanislaus County wanted a center to house the departments related to agriculture for the convenience of "One Stop Shopping" for local area farmers. The theme evolved from a design meeting held by Pacific Design Associates, Inc. The growing agricultural community has evolved from the small independent farmer to large competitive businesses. The center needed to reflect the history of these farmers turned businessmen. Each building was assigned a role and emulated the historical beginnings modified over time to accommodate the new uses. Thus the barn became the cultural center for conferences, the silo and storage barn became offices, the poultry barn became more offices, the farm equipment barns became automobile and truck garages. The theme will continue with the future additions of the main barn turned into the social meeting place "The Pavilion" and the main house, now to be corporate headquarters. The surrounding orchards became parking between the trees for the large corporate staffs.

Sheriff's Operational Center

The final design and construction phase of a Design / Build Project, the Sheriff's Operational Center involved administrative offices, conference rooms, investigative division offices, interview rooms, staff training rooms, officer locker and shower areas, weight training room, photo lab, armory and evidence storage areas. The 43,000 square foot, two story steel braced framed structure was constructed for $4,753,000.00 ($110.53 per sq. ft.) The schedule for the design development and the construction documentation phases was completed in 78 days of the 120 days allowed, construction was completed on schedule and within budget.
